In Turkey, housing sales increased by 6.9% in September 2023 compared to the same month of the previous year, reaching 150,657 units, marking the highest September sales figures of all time. This indicates a record increase in monthly sales for the year 2025.
As of September 2023, the cities with the highest housing sales were İstanbul with 24,119, Ankara with 13,417, and İzmir with 8,544 housing sales. On the other hand, the least sales occurred in Ardahan with 70, Bayburt with 117, and Tunceli with 142 units.
Looking at the period from January to September 2023, total housing sales increased by 19.2% compared to the previous year, reaching 1,128,727 units. Mortgaged housing sales reached 21,266 units, which is the highest number of credit sales on an annual basis. In September, mortgaged housing sales increased by 34.4% compared to the same month last year, constituting 14.1% of total sales.
New housing sales in September 2023 increased by 5.0% to 47,117, with these sales accounting for 31.3% of the total. Second-hand housing sales increased by 7.8% to 103,540, reaching a share of 68.7% within the total sales.
In September, sales of housing to foreigners decreased by 7.7% compared to the previous year, limited to 1,867 units. The share of sales to foreigners in total housing sales was recorded at 1.2%, with the highest sales occurring in major cities such as Istanbul, Antalya, and Mersin.
The housing sector is experiencing significant growth this year, but the decrease in foreign investments is noteworthy. In the January-September 2023 period, sales of housing to foreigners decreased by 12.6%, totaling 14,944 units.
