While rents are decreasing in Turkey, there is an increase in Istanbul and Ankara!

Real Rents Continue to Decline

In an environment where earnings are increasing but rents are falling, real rents are showing a downward trend across Turkey, while this situation is reversed in major cities such as Istanbul and Ankara.

The Bahçeşehir University Center for Economic and Social Research (BETAM) published a report titled, "Real rents continue to decline," under the heading Sahibindex Rental Housing Market Outlook: December 2025.

While Rents Are Falling Nationwide, Increases Exist in Major Cities

According to the report, the increase in current rental prices from October to November remained below the Monthly Inflation rate, resulting in real rental prices declining nationwide and in Ankara and Izmir, while an increase was observed in Istanbul. When compared to the same month of the previous year, a decrease of 2.1% was observed nationwide and 4% in Izmir, while an increase of 3.4% was recorded in Istanbul and 3.7% in Ankara.

Rental Housing Demand Is Declining

Data for November indicates that the annual growth rates of current rental prices have started to decline. Annual rental growth rates recorded were 28.3% nationwide, 35.6% in Istanbul, 35.9% in Ankara, and 25.8% in Izmir. The average rental housing advertisement square meter prices were realized at 240.5 TL nationwide, 339 TL in Istanbul, 240.9 TL in Ankara, and 277.8 TL in Izmir.

Falling Demand and Extended Listing Age

Indicators of rental housing demand decreased by 10.8% compared to October, while an increase of 7.9% was observed compared to the previous year’s November. Additionally, the duration of rental listings has generally lengthened, which has been another indicator of activity in the rental housing market.
