Expectations are Rising in the Housing Sector


The Association of Housing Developers and Investors (KONUTDER) has shared the results of the Housing Sector Expectation Survey for the second term of 2025 with the public. This survey provides important data to understand the dynamics in the sector. All members participating in the survey expect a decline in housing loan interest rates, and this situation is drawing attention as it is anticipated that mortgage sales will increase following this decline.

Positive Expectations for New Housing Sales


68% of the members hope for an increase in new housing sales, while 72% believe that prices may rise. KONUTDER President Ziya Yılmaz, evaluated the Central Bank's 250 basis point interest rate cut, emphasizing that this step will trigger a decrease in housing loan rates and play a critical role in restoring confidence in the markets. Yılmaz stated that bringing interest rates down to reasonable levels will contribute to the sustainable growth of the sector by increasing mortgage sales.

Low Interest Rates May Increase Demand


Real Estate Expert Mustafa Hakan Özelmacıklı pointed out that low-interest loans could increase, highlighting that the rise in rental housing prices, along with citizens' desire to move into their own homes, supports this situation. However, Özelmacıklı mentioned that expecting a rate cut is not rational, as low-interest rates could boost demand, leading to higher housing prices.

Citizens Should Take Action


Expert Özelmacıklı emphasized that citizens with suitable conditions would benefit from investing without waiting for an interest rate cut. This way, they could gain additional opportunities through loan restructuring.

Construction Activities and Sales Data


The "Ready-Mixed Concrete Index" report of the Turkish Ready Mixed Concrete Association also sheds light on the dynamism in the sector. The Association's President Yavuz Işık noted that the Activity Index, which reached its highest level in July, fell below the threshold level in August. While 143 thousand housing sales occurred in August, there was a recorded increase of over 20% in housing sales in the first eight months of the year. These data indicate that the interest rate cut and rising demand support the activity in the housing sector.
